  • Coordinate compliance with structural integrity inspection requirements
  • Coordinate Department of Community Affairs (DCA) fire inspection compliance
  • Coordinate and file required annual registrations
  • Maintain compliance with local and state regulatory requirements

Resident and Community Relations

  • Serve as a point of contact for resident inquiries and issue resolution
  • Communicate with residents regarding community matters and notices
  • Track and follow up on rule compliance issues as directed by the Board
  • Coordinate move-in / move-out documentation and procedures when applicable

Structural Integrity and Reserve Law

  • On January 8, 2024, the State of New Jersey enacted legislation establishing requirements to safeguard the structural integrity of condominium and cooperative buildings.
  • The law mandates periodic inspections and maintenance of primary load-bearing systems, along with enhanced structural evaluations for common interest communities.
  • Associations are required to prepare and regularly update capital reserve studies to ensure adequate funding for major repairs and replacements.
  • Compliance is mandatory and places fiduciary responsibility on Boards of Directors.
